The problem with most rodent work
100% Money-Back Guarantee
We solve it or you don’t pay.
Why a pest control plan does not end a rat problem
Most rodent jobs in Long Beach get sold as a recurring service. Someone sets bait, comes back monthly, and collects for as long as you keep paying. The rodents keep coming because nobody ever closed the opening they walk through. Traps empty. Holes do not close themselves.
We do the opposite, and we put our name on it. Every job is covered by our 100% Money-Back Guarantee: we solve it, or you don’t pay. No renewal, no monthly fee, and nothing to keep paying for while the problem carries on.
We do it the other way around. We find every entry point first. Then we seal the building in steel and mortar so the route is gone, and trap what is already inside with traps and a vacuum system rather than poison. That is a repair to your house, and it is why it does not need renewing.
California has moved the same way. Under AB 1788, the California Ecosystems Protection Act, most uses of second-generation anticoagulant rodenticides are now prohibited statewide, so a great deal of what a poison-first company could once reach for is simply off the table.
It also means we will sometimes tell you the job is smaller than you feared. A phone call that ends in "that sounds like one open vent, not an infestation" is a good outcome for both of us.

What mice and rats actually use to get in
- Unscreened or chewed attic and gable vents
- Gaps where plumbing, conduit and ducting enter the building
- Open or poorly screened crawl space vents
- Tile roof edges and the gap under the first course
- Plumbing and sewer-system entry points, including damaged sewer lines, plumbing defects and improperly protected roof vents
Trees and palms aren’t the problem. An opening into your home is. We identify the actual entry points and seal them FIRST using our lifetime-warranted rodent-proofing products.

Tell us what you’re hearing, seeing or smelling and where it’s happening. We’ll explain our process, discuss pricing and determine the right next step.
Find the Entry Point
This is the most important step. We determine exactly how rats or mice are entering — from attic and roof openings to crawl spaces, structural penetrations and plumbing or sewer systems.
Seal the Entry Points
Once we know how they’re getting in, we permanently seal the identified openings using professional rodent-proof materials. Stop the entry first — then eliminate what’s trapped inside.
Trap & Monitor
We strategically trap and monitor the rodents remaining inside using traps, cameras and, when appropriate, our Rat Vac system. No rodent poison inside your home.
Clean & Sanitize
Droppings, nesting material and contaminated insulation come out, and the space is disinfected rather than just cleared. Insulation is replaced where the contamination went through it.

Amazing job by Anthony and Brian with Twin Home Experts. They were very professional throughout the job and were able to identify the point of entry quickly of how rats were getting into our attic. This company offers smoke testing for vents on your roof, which no other company I have found offers. Through the smoke testing it was found that there was an opening in a sewer pipe in the wall that was allowing rats to go through the city sewer pipes and get into the attic. It was amazing that Anthony and Brian were able to open up the wall at the exact spot there was an opening in the pipe. Very impressive. It was money well spent as no more rats have been seen since! Watch the twins YouTube videos as well. Their videos are very educational and taught us a lot!
We kept getting rats in our kitchen and dining area - always late at night. We'd wake up to droppings behind the stove and under the sink. Three different pest control companies told us the problem was coming from outside, and they kept focusing on our roof and vents. After spending a small fortune, the issue only got worse. Then we called Twin Home Experts. They performed a full inspection using high-definition cameras and ran a smoke test through our plumbing lines. Turns out, the real issue was a breach in the vent pipe hidden behind our kitchen cabinets. We actually saw smoke leaking out through the cabinet base. No one else even considered the plumbing. They sealed off the damaged vent, cleaned the entire area, and set up high-quality traps. They also sanitized everything and followed up twice to make sure the issue was completely resolved. We haven't had a single rat sighting since.
After a year of dealing with rodents in our historic home and hiring multiple companies who couldn't solve the problem, we finally found Twin Home Experts and they were a game changer. They took the time to inspect every inch of the house, found hidden entry points others missed, and sealed everything up properly. They also did a full attic restoration, removing contaminated insulation, sanitizing, and installing new insulation. They used cameras and UV tracking to confirm the rodents were gone. It's been months with no signs of activity. If you have a tough rodent issue especially in an older home Twin Home Experts is the only company you need to call!
We recently purchased a beautifully remodeled home in the Hollywood Hills, only to discover a hidden nightmare: rats. Within a week of moving in, we noticed scratching noises in the walls and attic, droppings in the garage, and a foul odor coming from the guest bathroom. We brought in a pest control company that said it was “normal for hillside homes” and tossed in some bait and traps. Weeks later, the smell worsened, and one night, we actually saw a rat run across our living room floor. That's when we found Twin Home Experts. They used a camera to inspect behind the walls, above the ceiling, and even into the crawlspace. They found chewed insulation, droppings near an old sealed-off vent shaft, and nesting material behind the built-in fireplace. But the real eye-opener was their smoke test - the rats had been accessing the house through cracked sub-slab drain lines that the renovation had completely overlooked. They did a full structural seal-out, worked with a plumber to repair the broken pipe, and installed monitoring devices in the attic. We've now been rodent-free for months.
We'd been hearing scratching and the occasional thump above the drop ceiling at our small legal office in Sherman Oaks for weeks. At first, we thought it might be birds, but the noise kept happening at night. We had two different pest control companies come out, both of which just set traps and told us to “wait it out.” Nothing changed. Then a friend recommended Twin Home Experts. They used a camera to actually see into the ceiling voids and found evidence of rats nesting near a recessed light fixture. Then they ran smoke testing through one of the plumbing cleanouts, and smoke leaked out near the breakroom wall, right where the plumbing ran up into the ceiling. Rats were using a pipe chase to get into our ceiling. The technicians showed us everything live on camera, sealed everything up properly, replaced the light trim the rats had damaged and cleaned up the shredded insulation. We haven't heard a single noise since.
We operate a luxury beachfront hotel in Malibu, and we started noticing signs of a rodent issue when several of our high-end guest rooms and kitchens began reporting strange odors, gnawed packaging, and droppings. We called in a pest control company, but the problem persisted. That's when we reached out to Twin Home Experts. They performed a full camera inspection, including a deep dive into the property's plumbing, utility lines, and attic areas. Rats had been gaining access through gaps in the stormwater drain system, then traveling through concealed plumbing lines that connected several rooms across the hotel. They ran a smoke test and confirmed it. Twin Home Experts sealed off all access points, repaired the drainage gaps, and replaced damaged pipe sections. Their team worked discreetly, understanding the need to minimize disruption to our guests. Since their intervention, we've had zero rodent sightings or complaints.
I manage a large medical office building in Los Angeles, and a few months ago, we started noticing a strange smell in some of our exam rooms and hallways. Soon after, staff began spotting droppings near the break room, and patients reported hearing scratching sounds in the walls. With our tenants being medical professionals, we had to act quickly. I called Twin Home Experts after reading about their advanced camera and smoke testing processes. Their team arrived the same day. Using a high-definition camera, they found evidence of rat activity behind the walls and ceiling tiles of several units, especially near the plumbing and HVAC systems. The smoke test was what shocked me - it poured out of multiple seams, including the main plumbing line and HVAC ducts. The rats had been infiltrating through cracked pipes that ran through the subfloor and up into the walls. They sealed the compromised pipes, repaired cracks in the infrastructure, sanitized the affected areas and provided a detailed report with before-and-after footage. The building has been completely rodent-free since.
I run a contemporary art gallery in Downtown Los Angeles, and we recently faced a serious rodent issue that threatened both the integrity of our artwork and our reputation. We noticed unusual smells and small signs of damage around some of our sculptures and paintings, and staff spotted droppings near the storage areas. We tried a couple of pest control services, but none of them took the time to properly investigate. That's when I called Twin Home Experts. Within hours their camera inspection identified several entry points around the walls and floors. Their smoke test revealed hidden pathways behind the drywall and beneath the floorboards, letting rodents travel throughout the building. They sealed the entry points, repaired cracks in the foundation, installed rodent-proof barriers and sanitized the affected spaces to ensure no contamination of our pieces. Since their intervention, we've had no further rodent activity.
Rodent Control in Long Beach, CA
Long Beach packs very different housing into a few miles: 1920s Spanish and Craftsman houses in Belmont Heights and Bluff Park, the older neighborhoods of California Heights and Bixby Knolls, apartment blocks and courtyard buildings through Alamitos Beach and downtown, and the canal-side homes of Naples. Each lets rodents in a different way, and the work starts with working out which one you have.
Roof rats come in high, along utility lines, palms and the fences behind houses. But Long Beach has a more aggressive sewer rat problem than Pasadena, so here we are more likely to check whether rats are coming up through the sewer or the waste and vent system, especially when the activity is concentrated around bathrooms, plumbing walls or drains. Knowing which rat you have decides where we look first.
Then it is the same order every time: find the entry points, seal them in steel and mortar, trap what is inside without poison, and clean up after. Rodent proofing is the part that ends it.
See All Rodent ServicesRats in Long Beach Apartments and Shared Buildings
A lot of Long Beach lives in multi-unit buildings - duplexes, fourplexes, bungalow courts and older apartment blocks - and in those a rat problem is a building problem. A shared attic, a continuous crawl space or a common trash area lets a population move between units without ever going outside.
That is why treating one unit rarely settles it. The work has to cover the whole building and its shared spaces, and in a rental or a condo that means the owner, the manager or the HOA is part of the plan from the start.
Trapping runs over several days, everything caught leaves the property rather than dying in a wall, and the openings are closed so the next one cannot follow. Rat control covers how the removal itself runs.

Tell us what you are hearing and where, and what kind of building it is. A single-family house in Los Cerritos, a unit in a courtyard building and a home on the water in Naples are three different jobs, and the call is usually enough to say which one you have.
Near the water, salt air is hard on metal. Vent screens and flashing corrode faster than they do inland, and a screen that was sound a few years ago may have rusted through. On a house close to the beach that is one of the first things we ask about.

Two brothers who chose this over television
Their father, David Schuelke Sr., started the business in 1982 and taught his twin sons the trade in high school, in his words so they would have something to fall back on. Jim and Dave have run it since 1992.
In between, a talent agent signed them at the Sherman Oaks Galleria. They shot a Jeep commercial for the 1994 Winter Olympics and appeared on EXTRA. Then they came back to the trade, specifically because of what they thought of its reputation: show up late, walk in with dirty boots, leave a mess.
That is the whole business model. Everything else, including the 626,000-subscriber channel, the training center they built for new hires, and filming the ugly jobs instead of hiding them, follows from it. Read the full story →

Our Long Beach office
From Ocean Blvd to the harbor and the southeast
The office is on Ocean Blvd downtown, a short drive from everything it covers: Long Beach itself, Signal Hill in the middle of it, Lakewood and Cerritos to the north and east, and Seal Beach and Los Alamitos just across the line in Orange County.
The southeast side is mostly post-war. Lakewood was built almost all at once as a planned suburb in the early 1950s, and much of east Long Beach and Cerritos followed in the decades after. On houses of that age the weak points are predictable: attic and gable vents, garage door seals, and the gaps where pipes, cable and conduit go through the walls.
Closer to the coast and the harbor the city is older and denser, with alleys behind most blocks, bins and garages along them, and the port with its rail and freight yards to the west. That is ground-rat country as much as roof-rat country, so the Entry Point Diagnostic covers drains, foundations and the alley side of a property, not just the roofline.
On a house with a raised foundation we inspect damaged foundation vents, utility openings, plumbing penetrations, and drain and vent lines that are broken or were never properly capped. The repair then depends on the entry point. An exterior opening needs exclusion work. A damaged or abandoned drain or vent line needs a plumbing repair. Sealing foundation gaps will not solve the problem if the rats are coming in through the plumbing.

Rat and mouse control in Long Beach: common questions
Can sewer rats get into a Long Beach home through the plumbing?
Yes, and in our experience it is a bigger problem in Long Beach than in Pasadena. A rat in the sewer can come up through a broken or improperly capped drain or vent line and travel inside the walls, which is why scratching behind a toilet or activity around bathroom plumbing points us at the plumbing first.
We use a non-toxic smoke test to expose breaches in the plumbing system. Where sewer rats are involved we may recommend our metalized Sewer Rat Blocker, from ShopRodentFree.com, which helps block rats while letting wastewater flow. A damaged line is a plumbing repair: sealing the foundation would not have touched it.
Another company already treated my house. Why do I still have rats?
Usually because the way in was never found. On jobs we take over, the previous company has often put bait boxes around the property, or sealed the visible roof openings while the rats kept coming. What we tend to find is a missed entry hole or a plumbing breach nobody investigated. You can seal the roof and still have rats coming in through a broken or improperly capped waste or vent line.
Trapping matters too. We have seen standard snap traps flip over, fail to hold a rat, or lose their bait without a catch, and that drags the problem out. Our own trapping devices stay stable in crawl spaces and attics, and we pair them with camera monitoring so we can see how the trapping is working and check that the repairs have stopped access.
Can you deal with rats in a Long Beach apartment or condo building?
Yes. In a multi-unit building the rats are usually moving through shared space - a common attic, a crawl space under several units, a trash enclosure - so the Entry Point Diagnostic covers the building, not just the unit that called. That normally means working with the owner, the property manager or the HOA, because the shared areas are theirs to approve. Tenants are welcome to call first; we will tell you what we would need to see.
Does living near the beach make a rodent problem worse?
Not by bringing more rodents, but by opening the house up faster. Salt air corrodes vent screens, flashing and metal fasteners much sooner than inland, so a home near the water develops gaps that a home a few miles away would not have yet. That is why we check screens and metalwork closely on coastal houses, and why the materials used to seal them have to stand up to it.
How much does rodent control cost in Long Beach?
The cost depends on how the rodents are getting in, how extensive the activity is, and what repairs are needed to permanently stop the problem.
We start with a free phone estimate to learn what you’re hearing, seeing or smelling and to explain our process and expected pricing.
If the source of the problem is not obvious, the next step may be our Entry Point Diagnostic, where we determine exactly how rats or mice are getting into the home.
Once the entry points are identified, we can provide the scope and pricing for sealing, trapping and monitoring, and cleanup as needed.
No monthly bait program. Our goal is to find the source and solve the problem permanently.
Do you use poison?
No. We don’t use rodent poison inside your home. Poison can leave a rodent dying in an inaccessible wall or ceiling cavity, creating odor and potentially attracting flies — and it still doesn’t solve the most important problem: how the rodent got inside in the first place.
Our approach is different. We find the entry points and seal them first. Then we use specialized trapping systems and rodent-monitoring cameras in high-activity areas to quickly and efficiently eliminate what remains inside and verify activity has stopped.
Find it. Seal it. Trap & monitor it. Solve it for good.
How do you remove rodents from inside walls and ceilings?
We specialize in fast removal of rodents living inside walls and ceilings. After we locate their entry points and seal them, we strategically deploy our specialized trapping and monitoring systems.
One of those systems is our patented Rat Vac trapping device, which is designed to extract multiple rodents using a single bait setup — with capacity for up to 60 mice or 33 rats.
The rodents are captured in a self-contained system, helping keep the trapping process contained and away from children and pets. We also use rodent-monitoring cameras in high-activity areas to track activity and help confirm when the problem has been eliminated.
No poison in your walls. No guessing. Find the entry point. Seal it. Then get them out — fast.
What kind of rats and rodents are found in Long Beach homes?
Based on more than 2,500 rodent jobs we’ve successfully solved, approximately 50% involve roof rats, 40% involve sewer/Norway rat problems, and 10% involve mice.
Many traditional rodent-control approaches in Long Beach focus heavily on roof rats, attics and exterior openings. But in our experience, that’s only part of the picture.
Nearly 40% of the cases we’ve solved involve sewer/Norway rat problems, where the source may be connected to the sewer, waste or vent plumbing system — something a standard attic-and-roof inspection can miss.
That’s why Twin Home Rodent Control doesn’t assume the rat came through the roof. We investigate the entire structure, including the plumbing system, to determine where they’re actually getting in.
Roof. Structure. Sewer. We find the actual entry point.
How long does the whole job take?
Every job is different depending on the entry points, structure of the home, and level of rodent activity. We’ve successfully solved some rodent problems within just a few days, while more complex cases can take a bit longer.
Our goal is to solve your rodent problem for good — all backed by our 100% money-back guarantee.
What does your 100% money-back guarantee mean?
It means we stand behind our work. If you hire us to solve your rodent problem, we confirm the source of the infestation, complete the recommended work, and if we don’t solve the problem, you get your money back.
That’s also why we use rodent-monitoring cameras in high-activity areas. We don’t just set traps and assume the problem is gone — we monitor rodent activity to help verify that the problem has been resolved.
Our goal is simple: find how they’re getting in, seal the entry points, eliminate what remains, and solve the problem for good — all backed by our 100% money-back guarantee.
Guarantee subject to the terms of your service agreement and completion of the recommended scope of work.
Do you handle the cleanup and contaminated insulation?
Yes. Once the rodent problem is resolved, we remove droppings, nesting materials and contaminated insulation where needed. We then clean, sanitize and deodorize affected areas using TwinZyme, our professional-strength enzyme treatment designed to break down rodent-related organic waste and odors.
Insulation can also be replaced where necessary.
We don’t just remove the rodents — we help remove what they left behind.
Is this the same as pest control?
No, and the difference is what you are paying for. A pest control company generally sells a recurring service: monthly or quarterly bait stations placed around the outside of the house. That is pest control as a subscription, and the bait keeps getting eaten because nothing about the building has changed.
Rat and mouse control is a repair. We find the openings, close them, take out what is inside and leave. Rat control and mice control are the same discipline here, because the entry point does not care which one got in.
We are not an exterminator and we do not sell a pest control plan by the month. Rat and mouse control is the whole business, and this is a local service run out of one office rather than a route across Los Angeles County. One visit to find how they are getting in, one scope to control the problem, and a guarantee on what we seal.
Can my pest control company handle rats and mice?
Some can. The question to ask is what the plan actually is, because a pest control route and structural exclusion are different work.
If the answer is bait stations on a schedule, that is pest control doing what pest control does: managing the population outside while the opening stays open. If the answer is finding the entry points, sealing them in steel and mortar, and proving the activity stopped, that is the repair, and it ends.
California also requires a Structural Pest Control Board Branch 2 licence for this work. Plenty of firms quoting rat and mouse jobs hold a general pest licence only, which is not the same qualification to control rodent entry at the structural level.
Do you offer a free inspection?
Over the phone, yes. The free inspection is a call rather than a visit: you tell us what you are hearing, where in the house and at what time of night, and we tell you what that points to and how our rodent control services would deal with it. No charge, and nothing to book.
What we do not do is a free walk-around. Finding the entry points is the job itself rather than a sales visit, so we would rather be straight about which part costs nothing and which part is the work.
Do you do ants, termites or other pests?
No. We do rats and mice, and that is the whole list. No ants, no bugs, no termite control, and no quarterly pest treatment of any kind.
That is deliberate rather than a gap. A pest control company that handles every pest is doing rodent work between other stops, and the entry point is the thing that gets missed. Mouse control and rat control are all we sell, which is why we are still under the house looking for the opening after somebody else has set bait and gone.
If ants, bugs or other pests are your actual problem, we are not your call, and we will tell you that on the phone rather than book you in.
How do I choose the best rodent control in Long Beach?
Ask three questions before you book anyone.
First, what is the plan? If the answer is bait stations on a schedule, that is population management and it runs for as long as you keep paying for it. If the answer is finding the entry points and sealing them, that is a repair with an end.
Second, what is the price for, and when do you get it? A written price against a defined scope beats an hourly rate or a monthly fee. Ask what the prices cover, and ask what happens if the problem comes back.
Third, read the reviews for the office you are actually calling rather than for the brand above it. Reviews on a national name tell you very little about the crew that turns up in Long Beach.
We would rather you asked us those three questions than took our word for being the best rodent control in Long Beach.
Where are you hearing it?
Attic / Ceiling / Walls
Scratching overhead or inside walls.
Crawl Space / Under Floors
Noises or activity beneath the home.
Sewer / Plumbing
Rats appearing with no obvious exterior entry.
Any of the three is worth a call. Tell us what you are hearing and where, and we will tell you what it usually means: get a free phone estimate, or call (562) 386-0437.
